The development is a fully recognised section 50 development.

What is Section 50?
Section 50 is described as a "Section 23" type tax investment, therefore the cost of construction, excluding the site cost, can be used as rental deductions, to be offset against rental profits.

What deductions are available?
Edenhall @thevillage provides in excess of 90% of the purchase price as rental deduction.

Can I carry forward unused deductions?
Yes, if the relief is not fully utilised during the 10 year period, it may be carried forward indefinitely until it is fully utilised. The life of the tax-break is 10 years and your obligations under section 50 are 10 years, thereafter you may use the unit as you see fit.

Can I take all the relief in the first year?
Yes, if you have sufficient Irish source rental income. You can be flexible in how the relief is allocated against your Irish rental income.

Will my property be managed?
A full time professional management company are in place to let and manage your property. An on-site office will be available as a point of contact.

How can I be sure that my investment is protected?
Section 50 approval ensures that the apartments are designed and built specifically for rented self-catering accommodation. The fit-out is in accordance with Bord Failte guidelines for 3* accommodation which ensures a quality fit-out. A landlord/tenant agreement will be created with a parental guarantee where necessary. Rent and Security deposits will be required in advance. There will be an 24/7 management company or security.

How many students are in the college?
CIT currently enrolls 6,500 full time students, 3,000 trainees and 2,500 part-time and post-grad students. Edenhall @thevillage is a 10 minute walk from the college.

Who sets the rents for the apartments?
The management company will set the room rents based on a yearly basis based on market forces.

Can I supply my own fit-out?
No. The fit-out will be of an excellent standard and will ensure uniformity throughout the complex.

How is the rent paid?
Students will pay the rent in two moieties. These will be due in October and January of each academic year.

Can I sell my apartment during the 10-year period?
Yes. You are free to sell your property during the 10 year period. However, there will be a claw back of the tax relief where the apartment is sold within 10 years. Subsequent purchasers may claim the original allowances where clawback arises.
